Project Overview
NTH supported Minnesota Star Tribune in evaluating how its Minneapolis office could better align with changing space use, operating priorities, and long-term occupancy costs. Building on the original lease NTH negotiated for the organization’s Minneapolis office, NTH led a strategic planning process to define current needs, test consolidation scenarios, and identify where targeted improvements would have the greatest impact. The resulting strategy reduced the overall footprint while creating a new collaboration hub designed to support activity, connection, and day-to-day flexibility.
The Challenge
Minnesota Star Tribune had several years remaining on its lease, more space than it needed, and a desire to reduce costs without losing the energy and functionality of an effective workplace. The assignment required NTH to evaluate utilization, engage leadership, coordinate with the project team, and explore options with the landlord while the building’s ownership situation was changing with the building going back to the lender. Lease discussions paused temporarily while building ownership issues were resolved. Once issues were addressed, NTH was positioned to move quickly and negotiate competitive terms on behalf of Minnesota Star Tribune.
How We Made It Happen
NTH worked with Minnesota Star Tribune leadership to clarify priorities, confirm the amount and type of space needed, and define the role of a new central collaboration hub within the consolidated office. The team evaluated how the organization could reduce traditional office space while preserving areas that supported employee engagement, meetings, and day-to-day activity. NTH then negotiated lease terms that captured savings through a smaller footprint and secured a flexible landlord allowance to fund targeted improvements. This approach allowed Minnesota Star Tribune to update key areas of the workplace without incurring additional out-of-pocket costs. Throughout the process, NTH kept the lease strategy, improvement budget, and workplace objectives aligned so leadership could make decisions with a clear view of cost, timing, and impact.
The Outcome
Minnesota Star Tribune achieved meaningful occupancy cost savings while improving the function and energy of its workplace. The new collaboration area has become an active hub for employees, and the balance of the office now supports the organization’s current space needs more efficiently. The project allowed the organization to remain in a familiar location while creating a more practical and active workplace.
