The Challenge

YWCA St. Paul owns a complex portfolio that included a multi-building Selby campus, a separate parking parcel, and scattered-site supportive housing buildings. The organization needed a clear understanding of value, risk, and strategic options before making long-term decisions about occupancy, reinvestment, disposition, and mission alignment. The work was complicated by intertwined building systems, historic district considerations, deferred maintenance, affordability restrictions, multiple funding sources, and debt structures that could affect transferability or sale proceeds. NTH’s role was to organize these variables into a practical real estate framework that could support informed board and leadership discussion. 

How We Made It Happen

NTH’s integrated real estate and project management team evaluated the portfolio from both a market and strategic planning perspective. For the Selby campus, we reviewed comparable sales, prior redevelopment studies, building information, zoning and historic district factors, parking, and known deferred maintenance to estimate value under multiple potential paths, including reuse of the existing buildings and redevelopment. For the housing portfolio, we reviewed operating performance, debt terms, affordability constraints, and assessed values, while also consulting with affordable housing experts to test assumptions in a challenging market. The resulting analysis translated complex real estate, financing, and mission considerations into a clear set of findings and next-step recommendations for YWCA leadership.

The Outcome

NTH delivered a portfolio review that gave YWCA St. Paul a grounded understanding of asset value, market considerations, debt and funding constraints, and the tradeoffs tied to future occupancy, investment, or sale scenarios. The report provided a foundation for the next phase of decision-making, including more detailed scenario planning and strategic capital investment analysis.
