NTH guided GHR Foundation through a strategic planning process to evaluate how its current space supported its work and identify opportunities for improvement. Following a full evaluation of scenarios, the board approved NTH’s recommendation to negotiate an early lease renewal and secured landlord funding to support targeted upgrades.
GHR had several years remaining on its lease, and the existing space did not reflect evolving workplace needs. The team needed to balance meaningful upgrades while staying within a reasonable budget for both on-going rent as well as one-time capital investment in the space.
NTH helped GHR explore alternatives, align internal stakeholders, and present clear, actionable recommendations to the board. NTH did this by coordinating early strategic planning with the larger project team, including NELSON for design concepts and Gardner Builders for pricing estimates. This structured process enabled informed decisions by the board, timely decision-making, and clear direction.
NTH negotiated a competitive lease amendment which renewed GHR’s commitment to downtown Minneapolis while securing funds from the landlord to invest in updates to their space. The project is currently under construction and will be completed later this year.
