Upgrade existing building and secure long term competitive lease economics.
HealthPartners' previous landlord was unable to meet their needs and expectations. The building was in foreclosure and the parties were at a stalemate.
Nelson, Tietz & Hoye assisted HealthPartners in securing a new landlord who improved the building and further developed the site in exchange for a long term lease from HealthPartners. HealthPartners consolidated its administrative functions into the significantly upgraded building at competitive rates. The site - "Bloomington Central Station" - now includes a light rail stop, condominiums and a park. Nelson, Tietz & Hoye provided project management services during the base building improvements.
