Project Objectives:
Consolidate operations functions from various locations into an up-to-date and efficient facility.
Challenges:
The desired site had environmental issues and construction challenges. Changes in property tax laws reduced the amount of tax increment financing available.
Unique Solution:
The new site, on the West Side Flats in St. Paul, was challenging to develop, but provided an opportunity for significant community impact. In addition to site selection and consultations with the developer, Nelson, Tietz & Hoye assisted U.S. Bank through the negotiations with the City of St. Paul on issues such as design requirements, environmental remediation and tax increment financing.
