Reduce headquarters occupancy expenses by relocating to functional space and reducing the area leased.
Challenges:
Large blocks of space were limited in the market. Anchoring a new building was cost prohibitive and technology costs were significant for any relocation.
Unique Solution:
U.S. Bancorp Center brought the functional benefits of a new building, but at competitive economics since it was already under construction and not yet fully leased. Technology costs were reduced by combining resources with a subsidiary already committed to occupancy in the building. Nelson, Tietz & Hoye provided project management for the construction of U.S. Bank's tenant improvements.
