In
1999, when RSP Architects Ltd. evaluated options for consolidating
employees scattered in three buildings, the firm was captivated
by the Grain Belt Brewery’s idiosyncrasies. Nelson, Tietz
& Hoye, who had worked with the architecture and design firm
since 1997, shared RSP’s excitement – but recognized
the perils.
The fortress-like structure with 2-foot thick walls, built in 1891
and vacant for 25 years, had thwarted previous development attempts
with its many liabilities: no heat, electricity or running water;
environmental hazards; historical landmark status.
Nelson, Tietz & Hoye relishes a challenge, though, and brought
together a team including Ryan Construction as developer and the
Minneapolis Community Development Agency, owner of the property.
Anna Coskran and Russ Nelson of Nelson, Tietz & Hoye coordinated
the effort and negotiated the political process, working with the
city of Minneapolis and community groups. While architects at RSP
designed spaces that took advantage of the wonderfully quirky interior,
Ryan investigated construction options that respected the building’s
history and MCDA obtained grants to cover environmental cleanup.
What kept the team forging ahead despite the obstacles? "Preserving
a piece of history certainly motivated us," says Nelson, "but
it was also the memories. Neighborhood residents and RSP architects
reminisced about touring the brewery and enjoying the property’s
park and fountain. A lot of people wanted this project to succeed,
and we were honored to play a role."
