Two
years prior to signing a lease for space at the new 50 South Sixth
Street Building, Dorsey & Whitney LLP assumed it would renew
its current lease. The prestigious international law firm requested
a typical Nelson, Tietz & Hoye lease renewal process, which
includes a thorough client needs review and market evaluation. What
ultimately transpired was anything but typical.
Analysis of workplace and lifestyle trends determined issues that
would affect the firm's space needs: burgeoning use of technology,
growing demand for fitness and childcare facilities, and convenient

Given Dorsey's projected space needs and construction opportunities

by building a new property with larger floors.
