In
six years, Nelson, Tietz & Hoye had successfully coordinated
two design projects for Alliance Capital Management Corporation
in Minneapolis. So when it was time to expand the company's rapidly
growing Chicago office on the 50th floor of the AT&T Corporate
Center, Alliance Capital officers called in the reliable Nelson,
Tietz & Hoye team the team Alliance Capital trusted to
pull together the project, despite an extremely tight schedule.
Coordinating projects in a distant location where the players
and work environment are unfamiliar can present a challenge,
but the overall process for Nelson, Tietz & Hoye was familiar.
Also, Nelson, Tietz & Hoye could rely on colleagues in Chicago
to provide insight about the unique aspects of that city's market,
such as current real estate dynamics, construction costs and reliable
contractors.
Timing was no small challenge: Construction couldn't start before
September 1, and had to be completed by December 1. Not much breathing
room. In addition, logistics needed careful planning, since the
space would be partially occupied throughout the project.
"Particularly with such a tight schedule, we needed to start
planning even before our first meeting with the Alliance Capital
team," says John Tietz, Nelson, Tietz & Hoye. "We
knew, though, that with our industry relationships and process knowledge,
we could expedite the process."
Because of a long standing relationship with Nelson, Tietz &
Hoye, Alliance trusted them to organize the process and do the initial
screening, while educating Alliance to make any final decisions.
